How much stamp duty will I pay as a first-time buyer in 2026?

First-time buyers in England pay no stamp duty on the first £300,000 of a property's price, and 5% on the portion between £300,001 and £500,000. If the property costs more than £500,000, you pay standard rates on the full amount. For example, on a £350,000 home, you'd pay £2,500 in stamp duty.

When did the stamp duty thresholds change?

The stamp duty thresholds for first-time buyers changed on 1 April 2025. The nil-rate threshold dropped from £425,000 to £300,000, and the maximum purchase price for relief dropped from £625,000 to £500,000.

Do I pay stamp duty in Scotland or Wales?

Scotland and Wales have their own property transaction taxes. Scotland uses Land and Buildings Transaction Tax (LBTT), and Wales uses Land Transaction Tax (LTT). The rates and thresholds are different from England and Northern Ireland.

Is stamp duty different for second homes?

Yes. If you're buying an additional property (second home or buy-to-let), you pay a 5% surcharge on top of the standard rates. This applies to the entire purchase price.

Can I add stamp duty to my mortgage?
